County assessor sending out Notices of Value Feb. 17-21

Yavapai County Assessor Pamela J. Pearsall will send out approximately 158,000 Notices of Value for the 2015 tax year. Property owners can expect to start seeing notices in the mail during the week of Feb. 17-21.

The Notices represent the Full Cash (market) and Limited Property (taxable) values of the property.

Property owners will not receive their 2015 property tax bills based on these notices until September of 2015.

If property owners have any questions regarding their 2015 Notice of Value, call the Assessor's Office in either Prescott or Cottonwood.

Because voters passed Proposition 117 all property taxes in 2015 will be based on the limited property value (not the full cash/market value) only. If there is no new construction or nothing changes on the property then proposition 117 restricts the Limited Property Value from increasing more than 5 percent each year going forward.

Property owners have the right to petition the Assessor if they disagree with their 2015 property Full Cash (market) value. If an owner wishes to appeal, it must be done within 60 days from the date of mailing. The appeal deadline is printed on all Notices of Value for you convenience.

Pamela J. Pearsall states "Please remember that tax bills cannot be appealed. Therefore, it is imperative that taxpayers recognize that the time to appeal property value is by the deadline specified on your Notice of Value, not when the 2015 tax bill is issued based on this valuation cycle".

Appeal forms may be picked up in person at the Assessor's office or downloaded from the Assessor's website at after Feb. 14.
